Below-list pricing
Negotiated discounts on selected units, confirmed in writing before you book.
Off-plan · Direct from developers
We work directly with SAMANA, DAMAC, Meraki, Alef and other leading developers to get you better-than-list prices on new homes and offices, with zero brokerage and honest advice from booking to handover.
The Seen Price
Every developer publishes a price list, and most brokers sell straight from it. We bring developers committed buyers in volume. In return we get launch allocations, extra discounts and incentives that never appear in the brochure, and we pass them on to you.
How it works: pick a project, tell us the unit you like, and we come back on WhatsApp with the best price and terms we can secure, in writing, before you pay a single dirham.

You pay the developer, not us. Our fee comes from the developer's side.
Lower booking amounts, longer instalments, post-handover plans: we ask for terms that suit you.
Early access to launches, so you choose the floor, view and layout before the public does.
Projects
The details below come straight from each developer's brochure: prices, payment plans and dates included. Open any project for the full breakdown, then ask us for the Seen Price.

How it works
You deal with one advisor from the first chat to the day you collect your keys, and long after.
Your budget, your goal (rental income, capital growth or a home) and your preferred areas. A ten-minute WhatsApp chat is enough.
We compare projects side by side, then negotiate your Seen Price and payment terms with the developer.
You pay the booking amount directly to the developer, then sign the reservation form and SPA. Your purchase is registered with the land department.
Instalments go into the project's escrow account, linked to construction progress. We send you site updates along the way.
Snagging inspection, keys, tenant search or resale support, and help with your residency visa.
FAQ
Still unsure? Message us. We answer in plain language, in English or Hindi.
It's the price we negotiate for you on a specific unit, below or better than the developer's published price list wherever possible. Depending on the project it can be a direct discount, a lower booking amount, a better payment plan, help with the DLD fee or other incentives. We confirm it in writing before you pay anything.
No. On new off-plan projects the developer pays our commission, so you pay zero brokerage. You pay the developer's price (or your Seen Price) plus government fees.
Yes. Foreign nationals can own freehold property in Dubai's designated freehold areas. Indian residents can send up to USD 250,000 per person per financial year abroad under the RBI's Liberalised Remittance Scheme (LRS), and family members can combine their limits. We'll guide you through the paperwork with your bank.
Off-plan projects must be registered with Dubai's Real Estate Regulatory Agency (RERA). Your instalments go into a project escrow account that the developer can only draw from as construction progresses, and your purchase is registered with the Dubai Land Department (Oqood). We only work with established developers.
Budget for the Dubai Land Department fee of 4% of the price, plus registration and admin fees (usually a few thousand dirhams). After handover you pay annual service charges. Our calculator adds the 4% DLD fee automatically.
Property worth AED 750,000 or more can qualify you for a 2-year renewable investor residency visa, and property worth AED 2 million or more for the 10-year Golden Visa. Conditions apply, for example for off-plan or mortgaged property. We help you with the application.

Usually, yes, once you've paid the minimum percentage the developer sets. For example, The WOW Tower allows resale once 24% is paid. We can list and sell the unit for you.
